Tallawhalt Housing Project

Tallawhalt Housing Project

Set within the rural hilltop Tallawhalt Subdivision on the Swinomish Reservation, this project involved development of affordable single-family homes to meet the needs of families and elders of the Swinomish Tribal community.   The Akana team, in collaboration with Environmental Works, provided project management, A/E design and construction administration services.

Focus groups held by Common Ground and the Swinomish Housing Authority provided detailed information on housing design preferences and developed design guidelines for the project, and we worked with the Housing Authority to determine the feasibility of various building methodologies, including conventional stick frame, panelized and modular housing, to find a housing type and project delivery method that was appropriate to Swinomish tribal life and the project budget.

The 25 new two- and three-bedroom single family homes, a number of which are Type A accessible units dedicated to elder housing, feature SIPs panels, heat recovery ventilators and healthy flooring surfaces, contributing to the Housing Authority’s goals for long-term durability, healthy indoor environment and low costs for tenants.  Single-family home lots accommodate two residences per lot, reducing impacts to the site and encouraging a vibrant connected community.   Site work involved design of new sanitary sewer, water, street and storm drainage improvements, and grading plans were developed to accommodate wet weather construction on the sloping site.
