Akana provided commissioning services for an American Recovery and Reinvestment Act (ARRA) project to upgrade building energy efficiency of the General Services Administration’s (GSA’s) 3-story 152,000 s.f. Wheeler Federal Office Building, which houses a post office as well as several federal agencies, including the US Forest Service.  The scope of services required project design review, submittal and Request for Information (RFI) reviews.

Akans’s lead commissioning agent (CxA) was instrumental in isolating and resolving design and performance conflicts on many of the systems being commissioned. The project consisted of converting three existing multi-zone air handler systems into a variable air volume system utilizing variable speed drives on both the supply and return fans of the air handlers.  A supplementary work scope included commissioning of six carbon dioxide sensors added for ventilation efficiency.  Also included was replacement of the existing older hot water boiler systems with new 300 MBH condensing boiler systems and integrating the boilers along with the VAV’s and air handler systems into an upgraded automation control system.

Akana helped develop the design intent and basis of design documents along with the system manual, and provided a 6-month and 12-month post warranty inspection of the project and documented irregularities that were corrected by the contractor.
