Warm Springs Elementary School Condition Assessments – The Confederated Tribes of Warm Springs, OR

Akana performed a comprehensive condition assessment of the Old Elementary School Building in Warm Springs, Oregon, as part of the Confederated Tribes of Warm Springs’ planning efforts for future use of the facility. The building, totaling 20,500 square feet, required a detailed evaluation to inform decisions about renovation, repurposing, or replacement.

The assessment included a full facility condition assessment (FCA) of all building systems, along with specialized reviews for code compliance (ADA, fire/life safety, and energy code), environmental hazards (asbestos, lead-based paint, mercury, PCBs, universal waste, mold/fungal growth), and structural integrity using the ASCE 41 Tier 1 Seismic checklist. Akana’s report provided order-of-magnitude cost estimates for three options: renovating the building for office and classroom use for adult skills training, renovating for use as a storage facility, or demolishing and rebuilding as an office and classroom building. These findings equipped the Tribe with actionable data to guide strategic planning and resource allocation.
