Clifford Apartment Renovation – Innovative Housing, Inc.

Akana provided civil, architectural, and landscape design services for the renovation of an existing apartment building and associated site improvements in Portland, Oregon. The project involved remodeling a four-story, 42,000-square-foot building with a basement, originally constructed in 1911, to upgrade single-room occupancy and studio units for Innovative Housing Inc.

As part of the civil scope, Akana designed improvements to the sidewalk and adjacent street interface along the curb, including a new water service for fire protection and striping for parking and site access. ADA upgrades were incorporated along the frontage on two streets to improve accessibility. The City of Portland’s Public Works Permitting (PWP) process required three separate phases of submittals, each with rigorous design standards distinct from building permit requirements. Akana developed all documents in full compliance with the City’s Plans Preparation Guide for Public Works Permitting.

In addition to civil design, Akana supported LRS Architects with architectural services and provided landscape design to enhance site functionality and aesthetics. Technical achievements included stormwater management strategies and accessibility improvements, ensuring the project met both regulatory requirements and community needs.
